What affects the cost of roof cleaning?

The most common question we are asked is simply: how much will it cost? The honest answer is that it depends on your roof, which is why we give free written quotes rather than a single price for every house.

This guide explains the factors that make one roof clean cost more than another, so you know what to expect and what to look for when comparing quotes.

1. Size of the roof

The biggest single factor is the area of roof to be cleaned. A small bungalow takes far less time than a large detached house or a dormer bungalow with long slopes. Extensions, garages and porches with their own roofs add to the total. When you send photos, it helps to show every side of the house so nothing is missed.

2. Shape, pitch and height

A simple two-sided roof is quicker than one with dormers, valleys, hips and several chimney stacks. Steeper or higher roofs take more care to reach, and three-storey houses need longer poles and more set-up. Complex roofs also have more places where moss builds up, such as around chimneys and in valleys.

3. Access around the house

We need safe places to work from on the ground and, where required, to position ladders. Conservatories, glass roofs, steep gardens, tight passages and parked vehicles can all slow things down. Good access usually means a quicker job.

4. How much moss and lichen there is

A roof with a light covering of moss is quicker than one with thick cushions on every slope. Lichen grips the tile and often needs a treatment as well as cleaning. If the roof has not been cleaned for many years, there is simply more to remove and more debris to clear up afterwards.

5. Biocide treatment and extras

A biocide treatment after cleaning helps slow regrowth and is something to check for when comparing quotes. Other items that change the total include clearing the gutters, softwashing walls or fascias, and pressure washing the driveway or paths once the roof is finished. Booking several jobs together can make sense because the set-up is already done.

6. Roof material and condition

Slate, older concrete tiles and newer interlocking tiles each need slightly different handling. Fragile or damaged roofs take more care. If we notice broken or slipped tiles we will point them out; we do not carry out roof repairs.

Why cheap can cost more

A very low price can sometimes mean someone walking on the roof or blasting it with high pressure and leaving without treating it, so the moss returns quickly. When comparing quotes, look at what is actually included, not just the bottom line. We will always explain our method and what you are paying for.
